Structure
 
RCC framed structure with RC foundations conforming to BIS.

Anti-termite treatment will be provided as per BIS for the complete building. Walls will be constructed using bricks set in cement mortar.

9" thick brick wall for the outer wall and 4-1/2" thick brick wall for the internal partition wall. All brickwork edges are protected with GI strips and plastered.

Ceiling height will be maintained at 9'-4" clear.

Wall Finishes
 
Internal walls will be finished with cement plaster with Neeru finish and OBD paint.

The toilet walls will be finished with double glazed ceramic tiles subject to a limited choice of colors of size 8" x 8/ "8" x 12" upto the roof height. Trims and profiles will be used in the wall dado.

Toilets, Kitchen, Balconies and other areas will be finished with cement plaster and cement paint.

Wash area will be finished with ceramic tiles.

2' above the kitchen platform will be finished with double glazed ceramic tiles of size 8" x 12".

Exterior faces of the building will be finished with the cement plaster and emulsion paint.

Ceiling
 
Ceiling areas of living, dining & bedrooms will be finished with Neeru plaster & painted with oil bound distemper (OBD). Ceiling areas of toilets, kitchen& balcony will be finished with cement plaster and cement paint.

Floor finishes
 
Living, Dining & Bedrooms will be finished with Marble / granite.

Kitchen, Utility, Balconies & Toilets will be finished with ceramic tiles of size 1'x 1' with 3" high skirting using the same tiles matching the floor.

Common Area finishes
 
Staircase & lobbies will be finished with polished granite tiles. Staircase walls will be finished with glazed ceramic tiles, as per Architect's detail.

Car parks will be finished with Granolithic flooring. Driveways will be finished with Cement tiles.

Doors and windows
 
Entrance door
Teak wood frame with 45mm thick Masonite Craft master shutter from 'Kuttys' - polished with melamine on both sides. Godrej ultra lock will be provided.

Bedroom Doors
Chemically treated kiln seasoned Salwood frame, 30mm thick Masonite Craft master shutter from 'Kuttys' with Godrej cylindrical locks and finished with enamel paint on both sides.

Chemically treated kiln seasoned Salwood frame, 30mm thick both sides plastic coated flush doors from 'Kuttys' with Godrej Cylindrical locks finished with enamel paint on both sides.
 
Windows
 
Powder coated Aluminium openable glazed windows will be provided in all rooms. Kitchen will have sliding windows. Painted MS grills will be fixed on the inner side.

Kitchen
 
Counter top Platform will be done with 20mm thick granite slabs 2' wide at a height of 2' 9" from the floor level and provided with Stainless Steel Double Bowl sink. Sink mixer will be provided. Wash area will have single bowl Stainless steel sink and provision for fixing washing machine.

Provision for fixing an exhaust fan and aqua guard will be made.

All sanitary ware will be of Parryware / equivalent make - 'White' Color.
Floor mounted Cascade closets will be provided in all toilets.
All toilets will have under counter Wash basin with granite counter top.
All toilets will have provision for connecting a Geyser.
All CP fittings will be of "Jaquar" make Continental range.
Shower partitions will be provided in Master and Children Toilet.
Wall mixer with an overhead shower will be provided in all toilets.

The building will be served by a SIX passenger lift of KONE or equivalent make with automatic doors.

3 phase power supply with generator back up for all lighting loads of the apartment (lights, fans, 5A etc.,), common area lighting, lift and pumps will be provided.
 
Compound Wall
 
8' high compound wall with additional 8' high chainlink fencing above the compound wall will be provided .

Bore well will be provided.

One under ground RCC sump of adequate capacity for metro water, overhead tank with a partition wall for drinking/bore well water will be provided.
