This sports and recreational facility shall be called Lancor Sports And Recreation Centre.

This sports and recreation facility has been built and promoted by The Central Park West Venture and they are the owners of the facility who are hereinafter described as "Promoters"

The pricipal object of this facility is to promote sports and recreation activity amongst all purchasers of
(a) The Central Park
(b) The Central Park West
(c) The Central Park South
(d) Appoximately 300 members of The Classic Club which existed previously
(e) Any other members as may be admitted by the "Promoters" |

The membership to the Sports And Recreation Facility will be decided by the Promoters subject to a maximum limit of 1200.Each apartment buyer is required to contribute a sum of Rs 1.00 lakh as entrance fee to obtain the membership which shall be limited for a period of 10 years.Thereafter the members are required to contribute an additional sum of Rs 1.00 lakh to wards renewal of membership.The entrance fee and renewal fee so contributed by the members would be utilized for the construction and fit out costs of the facility |

The Membership in the Sports And Recreation Facility is transferable only to the owners of the apartments cited in point(3) above.No transfer of membership shall be permissible in respect of the erstwhile Classic Club members as refered to 3(d) above. A transfer fee of Rs 10,000/-(Rupees tenthousand only) per each transfer shall be levied by the promoters in order to mutate the name of the new member and delete the name of the leaving member |

The Membership in the Sports And Recreation Facility enables the use of the facility by purchasers' family consisting of their spouse,children and dependent parents.When the apartments is tenanted, such tenent and their family as described in the foregoing will be entitled to use the facility on the written nomination provided by the purchser to the Promoters.However where the tenant has been nominated to use the facility,the Purchaser himself shall not be entitled to use the facility |

a). The Sports And Recreation Facility shall be managed by a committe consisting of representatives each from Lancor, Classic and one purchaser from each of the Central Park Residential projects who are themselves residing in the apartments.A representative from each of the residential projects shall be elected by a secret ballot (proxies included)and he will hold his post for a period of 12 months.Should there be a resignation by such a committe member, the other Managing Committe members will nominate an alternative purchaser who is also residing in the residential apartments and he will hold the post till the reminder of the term.
b) Lancor and Classic shall be permanent members while all other members hold their position on rotational basis.
c). The Managing Committe will make all the decisions and frame rules in respect of each and every
recreational and other activity and will have it displayed at the appropriate locations
d). The day today running and administration of the Sports And Recreation Facility shall rest with Managing Committe.In the event of any lack of consensusmThe Managing Committe will refer the matter to the "Promoters" whose decision shall be binding on all the members.
e). The Managing Committe members shall function in an honorary capacity.

The "Prmoters" of the Sports And Recreation Facility have initially fixed the annual subscription amount for the use of the facility at Rs 6,000/- plus as may be applicable payable in advance.This tariff is valid initially for the first year of commencement of te facility and the "Promoters" reserve the right to increase the tariff for the subsequent two years by an amount not exceeding 10%.The Managing Commmitte shall not reduce the tariff in the course of determining the applicable amount for future years thereafter.
The members will be charged the user charges for usage of certain facilities where certain direct costs are incurred by the Sports and Recreation Facility to provide that service.The use rcharges will be fixed by the Managing Committe.

The Sports And Recreation Facility shall for the first three years be maintained by Lancor Maintenence And Services Limited whose tariff for maintenance shall be decided by the "Promoters" .

The finances of the facility shall rest with the promoters.They will be responsible for making all payments and hence will have the right to receive all the monies that are due from members and others. |
